Terrain Acquisitions was founded by Ben Fernandez to give property owners in Central Pennsylvania a different way to approach selling real estate—one centered on understanding options rather than pushing a single solution.

Ben brings approximately 20 years of personal real estate investing experience, including buy-and-hold rentals, tax liens and tax deeds, wholesaling, fix-and-flips, value-add properties, multifamily investments and other real estate strategies. Since becoming a full-time real estate professional in 2019, he has evaluated and participated in a wide range of residential and investment-property transactions.

Today, Ben works primarily with property owners and investors who are considering what to do with a property, while also helping buyers pursue owner-occupied and investment opportunities through his licensed real estate practice with Keller Williams Keystone.

Meet Ben Fernandez

Ben Fernandez is a Pennsylvania real estate investor, property acquisition professional and licensed real estate salesperson affiliated with Keller Williams Keystone.

Ben’s real estate journey began in 2006 when he attended his first tax lien auction. Although he did not purchase a lien at that first auction, he purchased his first property that same year and began building his experience as an investor.

Over the years, Ben purchased additional properties as he relocated for his corporate career with Nordstrom. Properties he lived in became rentals when he moved, allowing him to gradually build a portfolio while working full-time. At the same time, he participated in tax lien and tax deed investing through online and in-person auctions in multiple states.

For approximately 13 of his 17 years with Nordstrom, Ben was also in leadership, managing logistics and operations across full-line stores, distribution and fulfillment environments. That experience developed his approach to communication, customer service, team building, operational planning and solving complex problems—skills that continue to influence how he works with property owners, investors and real estate clients today.

In 2019, Ben transitioned into full-time real estate and began working with HomeVestors, where he expanded his experience into wholesaling, property acquisition, renovation and fix-and-flip projects. He left HomeVestors in 2024 and subsequently obtained his Pennsylvania real estate salesperson license in late 2024.

Today, Ben combines his personal experience as an investor with his licensed real estate practice to help property owners understand their options and help investors evaluate acquisition opportunities.

Why Terrain Acquisitions Was Created

I believe property owners deserve options—not pressure.

Terrain Acquisitions was created from a simple belief: every property and every seller is different.

A homeowner may want the convenience of selling directly. An investor may need to evaluate whether to sell a rental property or continue holding it. Another property owner may have a property that needs significant repairs and want to understand whether renovating, selling as-is or listing traditionally makes the most sense.

Rather than assuming there is one answer, Ben’s approach is to understand the property, the seller’s circumstances and the goals behind the decision.

The objective is straightforward: explain the available options, explain the reasoning behind them, answer the questions that matter, and let the property owner decide what is right for them.

Sometimes that means Terrain Acquisitions purchases the property directly.

Sometimes a traditional market sale may make more sense.

And sometimes the best decision may be to keep the property.

The role of Terrain Acquisitions is to help property owners understand those possibilities.

While Ben works with buyers, sellers and investors, Terrain Acquisitions is primarily focused on helping property owners evaluate their selling options.

That includes homeowners, landlords, real estate investors, estate representatives and other property owners who may be considering what to do with a property.

Experience That Goes Beyond Real Estate

Before transitioning to full-time real estate, Ben spent 17 years with Nordstrom in logistics and operations, including more than a decade in leadership roles.

His work included full-line retail, distribution and fulfillment operations across Illinois, Maryland, Texas and Pennsylvania, including responsibility for teams of up to approximately 400 employees and significant operating budgets.

More importantly, the experience shaped the way Ben works with people today. Nordstrom’s emphasis on customer service, communication and understanding the individual customer helped develop the people skills and operational discipline Ben brings to real estate.

That experience also translates into property work—particularly when evaluating renovation projects, coordinating moving parts and developing an understanding of how repairs and improvements can affect a property’s marketability and value.

Education & Professional Development

Ben holds a Bachelor of Science degree in Electrical Engineering and Electrical Engineering Technology (EE/EET).

He has also completed Dale Carnegie training, continuing his development in communication, leadership and working effectively with people.
