Will you buy my property as-is?

You don’t necessarily need to make improvements before requesting an offer. We evaluate the property based on its condition, location, market conditions, and other relevant factors.
Do I need to make repairs?
No. You generally don’t need to make repairs before receiving an offer. We purchase properties in a variety of conditions and take the property’s current condition into consideration when determining our offer.
Do I have to clean the property?
No. You are not required to have the property professionally cleaned before we evaluate it. If the property contains personal belongings, furniture, or other items, let us know. We’ll discuss the condition of the property and what you would like to leave behind before closing.
Do you buy rental properties with tenants?
Yes. We can purchase rental properties that are occupied by tenants. Each situation is different, so we’ll review the existing lease, tenancy, rental history, and property condition as part of the evaluation. If you are a landlord looking to sell, we’ll work with you to determine the best path forward while considering the tenant’s existing rights and lease terms.
Do you buy properties with significant damage?
Yes. We consider properties with a wide range of conditions, including properties requiring substantial repairs or renovations. Examples may include properties with water damage, fire damage, deferred maintenance, outdated interiors, structural concerns, or extensive cleanup needs. Each property is evaluated individually.
How quickly can you close?
The timing depends on the property, title, financing, and other circumstances. In some situations, we may be able to close relatively quickly, while other transactions may require additional time. After reviewing your property, we’ll discuss a realistic closing timeline with you.
Can I choose the closing date?
In many cases, yes. We understand that every seller has different circumstances. We’ll work with you to determine a closing date that makes sense for both parties, subject to the requirements of the transaction and closing process.
Will I have to pay a commission?
If you sell directly to Terrain Acquisitions, there is generally no traditional real estate commission because you are not hiring us to list the property on the open market. If you already have a Realtor representing you, however, your existing representation agreement and transaction terms may affect how commissions are handled.
Are there any fees?
We believe in being transparent about transaction costs. There is no fee simply for submitting your property information or requesting an offer. Any costs associated with a specific transaction will be discussed with you before you agree to sell, so you understand the terms of the offer and closing.
How do you determine your offer?
We consider several factors when evaluating a property, including its location, condition, size, comparable properties, estimated repair costs, current market conditions, potential resale value, and other transaction-related expenses. Our goal is to make an offer based on the property’s individual circumstances rather than using a one-size-fits-all formula.
Do I have to accept your offer?
Absolutely not. There is no obligation to accept an offer from Terrain Acquisitions. You are free to review the offer, ask questions, compare your options, and decide whether it makes sense for you. The decision is always yours.
What if I already have a Realtor?
That’s okay. You should always honor any existing agreement you have with your Realtor. If you are currently represented, let us know. We can discuss your situation and determine whether a direct sale makes sense or whether working through your Realtor is the appropriate option.
Can I sell if I still have a mortgage?
Yes. Having an existing mortgage does not necessarily prevent you from selling your property. At closing, the mortgage payoff is typically handled as part of the transaction. The amount of your mortgage, other liens, closing costs, and the agreed-upon purchase price will determine the proceeds available to you.
Can you buy inherited or estate property?
Potentially, yes. We work with property owners dealing with inherited and estate properties. However, the process can vary depending on whether the estate has gone through probate, who has authority to sell the property, whether there are multiple heirs, and whether there are liens or other title issues. We’ll work with the appropriate parties to understand the situation.
