Depending on your goals and circumstances, that could include a private sale directly to Terrain Acquisitions, a public sale through the traditional real estate market, or another strategy worth considering.

There is no obligation to accept an offer.

Step 1: Tell Us About Your Property

Start by sharing a few basic details about your property and what you’re hoping to accomplish.

You don’t need to have everything figured out. Simply provide the information you know, and we’ll take it from there.

If a private purchase makes sense and Terrain Acquisitions is interested in the property, we’ll evaluate the property and present the proposed terms of the transaction.

Our evaluation may consider:

  • Estimated repairs and improvements
  • Potential resale value
  • Property income and expenses, when applicable
  • Transaction and closing costs

If a Direct Purchase Isn’t the Best Fit

That’s okay.

If we believe a traditional public sale or another approach may better serve your circumstances, we’ll tell you.

Our goal isn’t to convince every property owner to sell directly to us. Our goal is to help you understand your options.

Step 5: You Decide What's Right for You

Once you’ve received an offer or discussed your selling options, the decision is yours.

You are never obligated to accept an offer from Terrain Acquisitions.

If you choose to move forward with a direct purchase, we’ll work with you and the appropriate professionals to coordinate the remaining steps toward closing.

What Happens If You Choose to Sell to Terrain?

If you decide that a private sale is the right option, we’ll guide you through the transaction.

Agreement

If both parties agree on the terms, the appropriate purchase agreement is completed.

Due Diligence & Title

The necessary property, title, and transaction information is reviewed so potential issues can be identified and addressed.

Closing

We’ll coordinate with the appropriate closing professionals to complete the transaction and transfer ownership.

Your Timeline

We’ll discuss your preferred closing timeline and work toward a date that accommodates the transaction and the needs of both parties.

Our goal is to make the process as straightforward and predictable as possible.


What If I Want to Sell Through a Realtor?

That’s completely okay.

Terrain Acquisitions is uniquely positioned to understand both private property acquisitions and traditional real estate sales.

If you already have Realtor representation, you should honor the terms of your existing agreement. Let us know about your representation so we can make sure the appropriate parties are involved.

If you don’t currently have a Realtor and believe a public sale may be worth considering, we can discuss that option with you as part of the consultation.

The objective is to identify the strategy that best fits your circumstances—not to force you into one particular path.


What If My Property Needs Repairs?

That’s not necessarily a problem.

We consider properties in a wide range of conditions, including properties that need repairs, updating, cleanup, or significant renovation.

You generally don’t need to renovate a property simply to have us evaluate it.

Tell us about the property’s condition honestly. We’d rather understand the property’s actual circumstances than have you spend money preparing it before you’ve decided how you want to sell.


What If My Property Has Tenants?

We can consider rental properties with existing tenants.

The circumstances of each rental are different, so we’ll need to understand the tenancy, lease terms, occupancy, rental history, and property condition.

If you are a landlord, we’ll also take into consideration the applicable rights and obligations associated with the existing tenancy.

Our goal is to find a practical path forward while respecting everyone involved.


What If I Inherited the Property?

Inherited and estate properties can involve additional considerations, particularly when there are multiple heirs, probate requirements, liens, or questions about who has authority to sell.

If you’re dealing with an inherited property, let us know.

We’ll help you understand what information may be needed and can work with the appropriate parties and professionals involved in the transaction.

How Long Does the Process Take?

There isn’t one timeline that applies to every property.

Do I have to clean the property?

Will I have to pay a commission?

A direct sale to Terrain Acquisitions is generally not structured like a traditional listing transaction. If you already have Realtor representation, however, your existing agreement may affect the transaction.

Can I choose my closing date?

In many circumstances, we’ll work with you to determine a mutually agreeable closing date.

Can I sell if I still have a mortgage?

Potentially, yes. An existing mortgage does not necessarily prevent you from selling. The mortgage and other liens are generally addressed as part of the closing process.

What if I change my mind?

You are not obligated to accept an offer simply because you requested one. If you have questions about an agreement you’ve already signed, consult the appropriate real estate or legal professional.
